FOUNDATION

  • Earthwork excavation including back filling.
  • Piling if necessary as per advise of structural engineer will be done.
  • Column footing to plinth level/raft footing / Strip footing as per advice of structural engineer and design.

SUPER STRUCTURE

  • Brick Masonry: country burned semi wire cut brick 21cm and 10 cm thick in cement mortar 1:6 for wall and super structure.
  • R.C.C 1:2:4 – Lintel 15cm x 20 cm.
  • R.C.C. 1:2:4 Beams and columns up to 20cm x 40cm as per drawings and specification for Porch.
  • R.C.C. 1:2:4-slab 10 to 11 cm thick as per drawings for sunshade, drops, slabs etc.
  • Waterproofing done for open terrace roof, slope roof slab and bathroom floors.
  • Plastering in cement mortar 1:4 for internal/external surface of walls as 1:3 for roof as per specification.
  • R.C.C 1:2:4 staircase normal will be provided.
  • Parapet in 10cm thick brick masonry provided up to height of 60 cm for open terrace area.
  • SS hooks provided wherever necessary.

FLOORING

  • Flooring with P.C.C 1:4:8 with 40mm metal
  • Anti-termite treatment provided for foundation

TILE WORK

  • Vitrified glossy floor tiles. Size 60cm x 60cm Brand: Somany/ Asian/Kajaria/ Nitco/Johnson.
  • Vitrified/Ceramic Matt floor tiles for kitchen W/A. Size 60cm x 60cm.

PAINTING

  • Two coat Antifungal weather coat premium emulsion for Exterior walls –colour as per elevation drawing Brand: Asian / Berger/ Nippon/Jotun.
  • Two coat Putty and 2 coats Premium Emulsion for interior walls - white colour Brand: Asian /Berger/ Nippon/Jotun.
  • Ceiling 2 coats emulsion pure white colour Brand: Asian / Berger/ Nippon/Jotun.
  • Melamine Polishing with application of Filler, Sealer, thinner and clear coat for all front side wooden doors and windows.(Matt finish).
  • One coat primer and two coat enamel for all other doors and windows.
  • One coat primer and one coat enamel for grills.

Agreement amount excludes Front yard tile, wardrobes, other furniture, cost of water heaters, motor-pump set, fans, lights fittings, kitchen cabinets etc., if necessary will be done on additional cost from customer)

JOINERY

  • All door frames and window frames in hardwood per specification.
  • All windows shutters, ground floor front door shutter and ground floor front door frame paneling in Teak with simple groove/carving.
  • All other door shutters in hardwood.
  • Readymade PU doors for bathrooms.
  • Grill work MS 12mm round bars and MS flat of 11/4 x 1/4 inch for windows.
  • All window shutters with 4mm glass panels.
  • Stainless steel hardware and locks with ISI mark for doors and windows.
  • Front side Ground floor main door hardware in brass fittings.
  • Stair case: SS 304 GRADE hand rails and balustrades as per design drawings.
